Soul

Classification
Civil / High Rise / Structural
Locality
Surfers Paradise, Gold Coast, Australia
Client
Juniper Development Group
Project Value
$850 Million

Guarding the edge of Australia’s iconic Surfers Paradise beach stands this impressive 77 storey tower and 4 level 7,600m2 retail precinct development. Encompassing a 3 level basement across the entire site the main tower rises approximately 245m above the Esplanade Foreshore.

The slender nature of the tower, overall height, and its footprint arrangement has pushed the envelope of structural engineering analysis and design of tall buildings in the country. The tower’s lateral load resisting system comprises a series of core wall, shear wall, and column elements significantly linked via header beams and coupling slabs.

The civil design component of the project focuses on reconnecting the Heart of Surfers Paradise to the beach through the Esplanade Foreshore Redevelopment. The 200m long redeveloped roadway infrastructure & public open spaces fronting Soul are within the Urban Plaza Zone of Council’s Masterplan for the Surfers Paradise Foreshore.

Key Design Aspects:

  • Schematic, design development and construction design services.
  • Extensive wind tunnel testing and occupancy sensitivity studies.
  • Tower superstructure supported on large diameter bored pile foundation, installed under drill fluid approximately 40m in depth, socketed into underlying rock stratum.
  • Design methodologies and assessments for building element tensile load actions.
  • 3-dimensional finite element modeling and tower dynamic response assessments.
  • Hydrostatic resistant lower basement slab and wall systems.
  • Post-tensioning transfer beams and typical floor plate analysis, design and documentation.
  • Urban beach, park, and plaza master planning consultation and redevelopment works.
