This medium density residential project located at Mermaid Beach on the Gold Coast comprises a mix of 2 and 3 level apartment buildings. The two allotment, 7800m2 combined development, is separated into two unique building configurations aligning with both sides of a reclaimed residential suburban street.

This urban-style village development also required extensive civil infrastructure design and urban renewal streetscape land improvements.

Working closely with the Gold Coast City Council’s Department of Ecological & Hydraulic Assessment Group Glynn Tucker’s design team demonstrated innovative design solutions to cater for storm event overland flow path issues. The inclusion of stormwater detention within the building envelope, underlying fully suspended, large span basement car park floors reduced the need for costly fully enclosed sub-basement storage structure. Construction savings in the order of $700,000 were realised, immediately enhancing project’s feasibility.
